Downtown Waterbury building for sale, UConn’s lease unaffected 

The newly renovated Neil O’Leary building that serves the University of Connecticut’s Waterbury campus has been put on the market for $4.4 million, a few months after its renaming ceremony. 

The building is located on 36 N Main St, Waterbury, Conn. and was listed on Sept. 18 by HMX Reality Advisors

The building was officially integrated into the regional campus in April 2025, with UConn leasing five of the six floors to house nursing, allied health and other programs, according to UConn Today

UConn’s 26,300 square foot roots in the O’Leary building offer health care simulation rooms, a HACER lab, research facilities, classrooms, study lounges, administrative spaces and large gathering rooms, said UConn Today

The building completed renovation in December 2024 following the negotiations between developer Joe Gramando, Louis J. Forster and Green Hub Development to purchase the property, as reported by the Greenwich Times

The restoration secured $10 million in Connecticut state funding and Green Hub’s additional investment of $5 million, said the Greenwich Times. Green Hub purchased the building for $900,000 in September 2023. 

The O’Leary building was formerly known as the Odd Fellows Hall. The building was originally built as a meeting place for the Odd Fellows social group, otherwise known as the Independent Order of Odd Fellows, according to Historic Buildings of Connecticut

The social group was organized in 1845 and would meet in various halls until the building was completed and dedicated in 1895, as reported by The New York Times

Former Waterbury Mayor Neil O’Leary supported the effort to restore the building in partnership with UConn, which inspired the renaming of the building, according to UConn Today

Even with the building being listed for sale, UConn Waterbury’s programs and general operations are set to continue. 

“Our lease and its existing terms are transferable to a new owner and the university isn’t aware at this time of any potential changes or interruptions in our operations there,” Stephanie Reitz, UConn spokesperson, said. 

The Greenwich Times reported “UConn paid a base rent of $370,000 for the first year, plus another $265,000 in operating expenses.”  

The news outlet also stated that the initial lease term is for 20 years, with two renewal options that are up to the university’s discretion. 

The ground floor of the building is leased to Access Rehab Centers, secured with a 10-year agreement, said the Greenwich Times

The Waterbury Health affiliates opened this location in the spring of 2025 following the O’Leary building’s restoration, as said in Waterbury Health’s press release
